Leak Detection & Slab Leak Repair in Mesa, AZ — Mountain Vista Plumbing
Find the Leak Without Tearing Up Your Home
A Jump in Your Water Bill Is Often the First Sign
When your bill climbs for no reason, or you hear water running with everything turned off, the leak is usually on your side of the meter: under the slab, inside a wall, or out in the yard. Those are the leaks that do the most damage, because nobody can see them.
Mountain Vista Plumbing is based in Mesa and finds hidden leaks using professional acoustic listening equipment, thermal imaging, and line pressure testing. We pinpoint the leak before we cut anything. Then we explain every repair option and give you a firm price.

Why Mesa Homes Develop Hidden Leaks
Much of Mesa is now 35 to 45 years old. More Mesa homes were built in the 1980s than in any other decade. Many of them ran copper water lines under the slab. After decades of hard water, soil movement, and pipe rubbing against concrete, pinhole leaks start to show up.
Some homes have problem pipe. Gray polybutylene pipe was common in homes built from the late 1970s into the mid-1990s, and its fittings are known to fail. Some homes from the late 1990s through the mid-2000s used Kitec, an orange or blue pipe with brass fittings that was later recalled. Learn more in our polybutylene guide.
High water pressure speeds things up. When a pressure reducing valve fails, every pipe and fitting in the house takes extra stress. If your pipes bang or your water heater's relief valve drips, have your pressure checked.
Warm floors are a warning sign. A hot water line leaking under the slab can make one spot of tile or carpet feel warm. Other signs include the sound of running water, damp baseboards, cracks in flooring, and a water heater that runs more than it should. See more slab leak warning signs.
Check for a Leak Yourself First
Turn off every faucet, appliance, and irrigation zone in your home. Then look at your water meter. If the small leak indicator is still spinning, water is going somewhere. Write down the reading, wait an hour without using water, and check again. If the number moved, call us.
Mesa Leak Detection FAQ
Do you have to break up my floor?
Not always. Depending on where the leak is, rerouting the line through the walls or attic is often cleaner and avoids jackhammering your slab. We'll explain the trade-offs.
Will my homeowner's insurance cover a slab leak?
Many policies cover the damage and the cost of getting to the pipe, but not the pipe itself. Check your policy, and we'll document what we find.
Is one slab leak a sign of more coming?
Sometimes. If your pipes are older and showing wear, we'll tell you honestly whether a spot repair or a repipe is the better investment.
